Selling a home when the market is down can be a challenge. However, there are ways and means at your disposal to even out the odds, and maybe even tilt them in your favor. Doing home improvement projects to enhance your home’s attractiveness to a prospective buyer is probably one of the better ways to increase the value of your property. Although basic repairs should be done anyway, an investment in beautification might cost you quite a bit. On the positive side though, a dollar spent can be almost two dollars earned, and if you’re at all a fan of home improvement shows on TV or read relevant magazines, you’ll know that the bathrooms and the kitchen are the deciding factors in most purchases.
As far as the kitchen goes, counter tops require attention first. A lot of buyers nowadays expect the basic counter top to be granite, or at least quartz. Choosing a neutral color and matching the splash tiles and paint to match is sure to evince more interest than garish, loud colors. Appliances and electrical connections where appropriate are also a major practical consideration for the prospective buyer. Apparently stainless steel finishes are a big favorite, as are products with the energy star certifying their savings capability. If stainless steel doesn’t fit within your intended budget, don’t worry – just make sure that everything is color coordinated.
Home improvement projects in the bathrooms are also very important. Trendy double-sinks and modern fixtures like double-vanities are more essential than fashionable today. Spa bathrooms are usually excellent choices as value-enhancing facilities. This will usually include large jet tubs or spa tubs, with a separate shower stall enclosed with fogged glass or some other water-proof material. Laminates or hard-wood flooring is also considered chic and up-market.
One of the things a potential buyer will be looking at is insulation. Installing insulating windows and double-glazed window panes can drastically improve the energy efficiency of your home. On the commercial level this is a very desirable quality in a house as well.
The insides are not the only place where a buyer will be looking. In fact, within the first five minutes of seeing the property, the decision is likely to be made, so the interiors may only be the icing on the cake. The true aroma that makes a buyer’s mouth water will be the exteriors. Well-built and carefully maintained patios and decks have a lot of appeal. Similarly, first impression is your driveway; though this is not technically home improvement, it will make a potential buyer want to go inside if the driveway is well laid and properly maintained, without showing any signs of sinking or major cracks.
The list of home improvements for profit by increasing buyer interest is extensive. You won’t be able to do all of them. Well, you could, but the return on the investment will be miniscule or even non-existent. Your best bet would be to only do that which can considerably increase the property value, thereby making the effort financially worthwhile.
